There ARE “Distressed Homeowners” out there. Are you one of them?

Is there such a thing as a “distressed homeowner” anymore?

If you say “Of course there are, and I know because  I’m one of them”, then read on, this article is for you.

What is a distressed homeowner?

In a nutshell, a distressed homeowner is someone with a house and a house payment, who is in a situation where they need help. Period.

It could be one or none of the following scenarios (that’s not wide open right? haha)… anyway:

You or your spouse have lost your job (ahem mandates).  You have not been able to find a replacement where you make the same amount of money as when you first purchased your home. As such you can no longer afford that mortgage;  and you’re scared to death.

You have lost a family member who at one time contributed to the income, and now, you can no longer afford your house payment.

You are feeling the effects of inflation and although you could once comfortably afford that house payment, now you can’t. 

You are going through a divorce and just need to sell your house, like yesterday. 

Your home is in disrepair, it needs work, like a lot of work…and you don’t have the time, energy or finances to do it.

You are relocating and need to sell quickly.

You or a family member are ill and just need to downsize.

You are getting older and no longer need 3000sq feet of living space and a ½ acre lot. 

You just hate your house and you want to move.

You are an absentee landlord and your investment has not been kept up, like, at all, renters are killing your investment.

I’ll be honest, many of these situations basically suck, however, suck or not, one of them may be your current reality.

In the sucky circumstance that any of these are YOUR real-life situation, then it will be ok, God’s got you. Unlike 2008, you my friend have leverage.

Caveat: 

You have leverage right now, and we don’t KNOW how long you will, so right now is the time to take action… before the door closes…so, take action…like now, so you don’t miss the window of opportunity, you savvy? 

I’m not going to pretend that you don’t know that this is a sellers market and that you have choices, I have more respect for you than that.  But I also will not assume that you know what to do with that knowledge.  And when we don’t know WHAT to do, we do NOTHING, and I don’t want that for you.  

So IF you are in a distressed situation and you want or need to sell, then let me show you how to do that. Because this is ABSOLUTELY THE BEST TIME TO SELL!

Honestly sometimes,  we just need a wake up call, a lightbulb, an aha,  a swift kick to the butt to move us to action.

So, what to do if you are in a distress situation. Here are your options.

  1. Give it back to the bank.  DON’T let this happen.
  2. Sell to an investor.  Quick and Easy, lowest profit. They are not all created equal, so get in front of more than one. (see post on should I sell to an investor).
  3. Go on market “as is”, you do nothing, price it accordingly, get in front of a lot of people, get lot’s of offers. 

Knowing that you have options and then taking action on that knowledge takes wisdom and courage. Because, change is scary and the unknown is scary.
