How to Sell Your House, the Easy Way

Your guide to the easiest, most efficient way of selling.

Listen, I’m not even gonna lie. I like having systems in place to make the most of my time and create a predictable, effective result, and the home selling process is no different.

I like to guide sellers in hitting “the easy button”!

Rarely does a real estate transaction ever go PERFECT, but being prepared and getting started off on the right foot is one of the most important things we can do.

Here’s how:


1. Schedule a Sellers Strategy Session with a Real Estate Agent

I apologize that this is step number one, but it is.

  • Why It’s Important: This is where we will discuss: Needs/Wants/Timelines/Pricing and put a bullet proof game plan together.
  • What to Focus On: The Goal.

This will set you up for success with the rest of the items on this list.

2. Make Repairs Before Listing

One of the best ways to ensure a smooth sale is to address any needed repairs before your home hits the market.

The inspection report is going to come back with every little thing.

Minimizing “every little thing” can help in buyers not feeling overwhelmed by the report and keeps the focus on the major items.

  • Why It’s Important: Small issues, like a leaky faucet or cracked sheetrock, can leave buyers wondering about larger, hidden problems.
  • What to Focus On: Fix anything broken, update outdated fixtures, patch holes, cracks and touch up paint.

By tackling these repairs early, you’ll show buyers that your home is well-maintained, which can lead to higher offers.

***Also, consider having a “pre-listing” inspection to identify potential red flags.

I think a pre-inspection is a GREAT option. It shows all of the cards upfront and can and should minimize the option period.

When I have a home with the inspection report included, I market it as “Ready to Close” house. (more on that in a different post).


2. Price It to Sell, Not Sit

Trust me when I tell you that potential buyers know exactly what your home is worth…Why is this?

Because someone that is in the market to buy is studying the market. They know what’s for sale and where. They even know what homes have sold for (buyers are like detectives), and unless your home is that one of kind, won’t find, can’t find anywhere else, they are not likely to take the bait of an overpriced home.

Pricing your home correctly is one of the most important factors in selling quickly and for top dollar.

  • How do we come up with this? : As your real estate advisor I will conduct a comparative market analysis (CMA) to determine a competitive price based on local sales and market trends.
  • Avoid Overpricing: While it might be tempting to aim high, overpricing can result in your home sitting on the market longer, which can turn off potential buyers. They wonder what’s wrong with it, think no one wants it or that the seller is not going to be reasonable.

-Think of it like fishing. If you hold the bait over the water, you MIGHT get a flying fish.

-Put the bait at the top of the water, a few fish will come to the surface to check it out.

-Place that bait down where all the fish are…that’s when you get the feeding frenzy!

A well-priced home generates more interest, which can lead to multiple offers and a faster sale.


3. Get Your Documents in Order

Being organized with your paperwork will save time and reduce stress during the transaction and ALSO protects you!

  • Gather These Documents:
    • Recent surveys.
    • Seller’s disclosure notices.
    • Past appraisals.
    • Warranties for appliances, roofs, or systems like HVAC.
  • Why It Matters: Having these items readily available shows buyers you’re serious and prepared, which can boost their confidence in making an offer.

It is so wonderful to have all of the documents in order for people to review before you go under contract.

As mentioned earlier, this protects you. Once you are under contract there are timelines for you, the seller to meet to provide certain items such as: sellers disclosure notice and survey. If you miss a timeline then you are in default which gives the buyer an out in the contract.


4. Declutter and Depersonalize

Win the buyer with “love at first sight”. Put yourself in a position to shine against other homes that are for sale.

They do not NEED to think before hand that they won’t have enough space once stuff is there, showcase how much space they WILL have.

Creating a clean, neutral space helps buyers envision themselves living in your home.

  • Declutter: Remove excess furniture, toys, and personal items. Store items off-site if necessary.
  • Depersonalize: Take down family photos, bold decor, or any items that reflect personal tastes.
  • Highlight Space: Less clutter makes rooms appear larger and more inviting.

5. Tackle Minor Touch-Ups: PAINT goes so far!

Small updates can make a big difference in how buyers perceive your home.

  • Freshen Up Paint: A fresh coat of neutral-colored paint can instantly brighten spaces.
  • Touch-Up Details: Fix scratches, polish hardware, and clean grout.
  • Curb Appeal Matters: Mow the lawn, trim shrubs, and add a welcoming touch to your entryway, like a new doormat or potted plants.

6. Plan Ahead for Showings

Showings are a key part of selling, but they can be challenging, especially if you have kids or pets or work from home.

  • Have a Plan:
    • Create a system for quickly tidying up before showings.
    • Arrange for pet care or take pets with you during showings.
    • Prepare a grab-and-go bag for kids with snacks, toys, and essentials for quick outings.
    • Set showing block time schedules around work tasks if you work from home.
  • Stay Flexible: The easier it is for buyers to see your home, the faster it will sell.

7. Set Clear Goals: This goes back to #1.

Having a plan for what you want to achieve can make the process smoother and less stressful.

  • Define Your Timeline: Determine when you’d like to list, sell, and move.
  • Know Your Bottom Line: Decide on the minimum price and terms you’re willing to accept.
  • Work with Your Agent: Your agent will help you create a strategy that aligns with your goals and keeps you on track.

8. Work Smarter, Not Harder

Selling your home doesn’t have to be a hassle. By following these steps, you can avoid common pitfalls and stay in control of the process:

  • Be Prepared: Having everything in place—repairs, documents, and a plan—will make the transaction smoother.
