Who Are the People Buying and Selling Right Now?

It’s no secret that many people are deciding to not buy or sell in this market, and there are VARIOUS reasons for this (interest rates, affordability, inventory)

But this is not the case for every single person.

TWO MAJOR GROUPS ARE MAKING moves right now and here they are:

The “Investor” Group

and

The “Need to” group…

Okay, let’s discuss each one. ..

The Investor Group, these people (many of whom I know and I am one) will buy and sell, no matter what real estate market is doing. Interest rates and home prices, don’t matter as long as the goal is achieved. For investors, it’s “Can I get this at a price that gives me the REI (return on investment) that I need or the minimum cash flow goal? If it meets one of those two objectives. They find the money and make it work. It can be somewhat challenging to get this investment ball rolling, but once you secure your first investment property, you can leverage it out and purchase more.

Let me ask you this…

Okay the second group, the “Need To”

In a perfect world, we could pick and choose when we do things, for example when we sell our house, or when we need to upsize or downsize. However, we all know that this is not a perfect world and sometimes we have to just go with it, even when the timing is not perfect. So let’s tackle this scenario…

Is it a bad time to be a seller?

The good news is no, it’s not, and here are 3 reasons why. 

  1. The equity that you gained from what happened in the housing market these past few years… That’s yours baby.  You can use that equity to buy a better house, or some land, or an rv! (my dream).
  2. Buyer Demand is still high. I talk to buyers every day who are looking for something specific.
  3. Inventory is still low, we are well below 6 months of inventory and buyers continually do not have a lot of options. 

So if you need to sell for no fault of your own, or just want to for a specific reason, then reach out and see if we can put together a plan for YOU that solves your specific problem, takes care of that pain point, and gets you moving in the direction that you need to go. It’ll be okay.

I’m going to go ahead and throw out just one more group of buyers…the

“I can, so I will” group.

Then there’s that third group. There are a lot of cash buyers out there. There are a lot of people that will make a deal and refinance later. There are a lot of people (this is also me) that as long as it solves my problem, gets me towards my goal, and I can afford it…I’ll do it.
